I watched a video recently that stuck with me because it did not feel like the usual get rich in real estate pitch.
The main idea was pretty simple if you had zero properties today, you do not actually need a huge pile of cash or some fancy strategy to start. You just need to be intentional about where you buy what you buy and how patient you are early on.
What surprised me was how much the focus was on boring, unattractive stuff. Normal neighborhoods. Single family homes with yards. Duplexes or small multi units you can actually live in. Fixing cosmetic issues instead of chasing perfect deals. Even things like adding an ADU (Accessory Dwelling Unit) slowly over time instead of swinging for the fences.
It made me wonder how many people overcomplicate real estate at the beginning and talk themselves out of starting.
For those who already own property or have been in the game a while if you had to wipe the slate clean today what would you actually do differently starting from zero? Not theory. Just what you would really do.
